As our projects at R.HOUSE have grown more varied — in location, ambition, and how clients want to be involved — it’s become clear that a single construction delivery model doesn’t suit every self-build or custom home project.

Some clients want a fully managed build. Others want to be deeply hands-on. And increasingly, we’re working with people building further afield, where traditional procurement routes can be restrictive for everyone involved.

That’s where Wind & Weathertight comes in.

Designed Around Flexible Procurement for Self-Build

Wind & Weathertight construction is a deliberately structured delivery route that focuses on what needs to happen early in a self-build or custom home project — and leaves space for choice later.

We take projects through design, statutory approvals, and construction until the building is structurally complete and sealed from the elements. At that point, the external envelope is finished and the house is protected.

From there, internal works are procured separately.

This allows clients to take a progressive approach to procurement, appointing trades, contractors, or specialists in a way that suits their project, location, and timing — rather than locking everything in from day one.


Why Flexible Procurement Matters — Especially for Projects Further Afield

Traditional design-and-build models often rely on tightly controlled supply chains and local contractor availability.

That works well — until a project sits outside the usual geographic radius, or where local procurement makes more sense than importing a full build team.

  • Reducing the need for long-term site presence by a single contractor

Up to Wind & Weathertight, we remain responsible for design, coordination, approvals, and delivery of the external building envelope. (inclusive of external cladding, roof structure and associated windows).

Once that stage is complete, responsibility for internal works and final certification transfers to the client.

This handover point is explicit and intentional. It creates a clean break between the weather-critical, highly coordinated early stages and the more variable, locally driven internal works that follow.

Clear boundaries at this stage reduce risk, avoid confusion, and support smoother delivery — particularly on projects where teams are spread across wider geographies.
