Free Plot Feasibility for R.HOUSE Builds in the Highlands & Islands

10th February 2026

If you’re considering a self-build in the Highlands or Islands, one of the first questions is always the same:

Is this plot actually suitable for an R.HOUSE?

To help answer that early — and avoid unnecessary risk — we offer a free desktop plot feasibility analysis.

It’s a simple, no-obligation way to understand whether your site has the potential to support an R.HOUSE before you commit time, fees, or purchase costs.

What Is a Desktop Plot Feasibility?

Our Desktop Site Analysis is an initial review carried out remotely, using the information you provide alongside planning and site data.

It focuses on early-stage viability, including:

  • Planning status and known constraints

  • Site access and visibility considerations

  • Flood risk, drainage and servicing indicators

  • Site characteristics such as slope, orientation and views

  • Overall suitability for an R.HOUSE

This is a desktop-only review — no site visit — but it often provides enough clarity to decide whether to move forward or pause.

R.HOUSE - Pre-Sign-Up Services …

What We Need From You

You don’t need a full information pack to get started. Just send what you have.

Helpful information includes:

  • A site plan (if available)

  • Any planning reference numbers

  • Photos of the plot

  • A Google Maps or Street View link

  • A dropped location pin

Even limited information is often enough for an initial assessment.

Who This Is For

This free feasibility check is ideal if you are:

  • Looking at plots for sale in the Highlands or Islands

  • Unsure whether a rural or coastal site is viable

  • Buying land and want to reduce early-stage risk

  • Exploring whether a standard or lightly modified R.HOUSE could work

It’s designed to give you clarity early — before costs escalate.

What Happens After the Desktop Review?

In many cases, the desktop analysis is all that’s needed.

If the site is more complex, we’ll advise honestly and outline sensible next steps, which may include:

  • A Land Feasibility Study for challenging or sensitive sites

  • A Site Capacity Study where layout, access or constraints need testing

  • A House Design Capacity Review to confirm whether a standard R.HOUSE model is suitable

These are only recommended when necessary — there’s no automatic progression.

Designed for Rural and Island Sites

R.HOUSE is designed for remote, rural and island locations, where sites are rarely straightforward.

We understand:

  • Highland and Island planning contexts

  • Infrastructure and servicing limitations

  • Sloping, exposed or constrained plots

  • The realities of rural construction

Our advice is practical, experience-led, and grounded in real projects.

Start Your Free Plot Feasibility

If you’re considering a self-build in the Highlands, Skye, the Inner Hebrides, the Outer Hebrides, Wester Ross, or rural mainland Scotland, we’re happy to take a look.

📩 Send us your site plan, photos, Google Street View link and a pin — and we’ll review your plot.

Sometimes, a simple desktop check is all it takes to move a project forward.
