Standard Specifications for our Timber Framed Housing

Each R.HOUSE timber-framed home (excluding the Bothy range) includes the following specifications:

Foundation/Framework

  • Standard foundations, i.e., concrete strip, with a single layer of mesh reinforcement and three courses of blockwork
  • 55mm thick liquid screed encapsulating underfloor heating pipes for maximum efficiency, laid on 50mm rigid insulation on a solid reinforced concrete slab on a further 100mm of rigid insulation* (excludes final floor coverings such as oak, tile or laminate etc.)
  • Supply and erection of highly insulated timber frame with an exceptionally high level of air tightness, complete with floor and roof cassettes or trusses (dependent on house design). Frame lined internally with earth wool insulation and overlaid with rigid insulation, service cavity and 12.5mm thick plasterboard wall linings, taped and filled with mist coat only
  • 22mm Scottish sourced larch, board-on-board timber cladding to external walls
  • 22mm thick chipboard floor to the upper level (if appropriate)
  • Plywood stairs (except single-storey designs)


Roofing/Windows/Doors

  • Tata Steel Plasticol-coated galvanised steel corrugated sheet roofing with a 40-year guarantee**
  • Lindab ‘Rainline’ aluzinc gutters and downpipes
  • Velux brand double-glazed roof windows
  • High-performance double-glazed timber aluminium clad windows and external doors (NorDan 1.2 NTech or similar) with factory-applied paint finish RAL 7021

  • Timber stud internal partitions, with 12.5mm plasterboard linings, taped and filled only with a mist coat of paint
  • Flush plywood, standard core, internal doors, ready for paint finish, with architectural ironmongery
  • MDF square facings and skirtings, primed for paint finish
  • Architectural ZOO chrome door handles and latches
  • Electrical system to comply with BS 816, 1363, 3861 and ICE 435. High-quality, contemporary fitting (Hager or similar)
  • Plain white Hager pendants in the living room, dining room and ground floor bedrooms
  • TV and CAT6 cable point
  • Mains-operated smoke and heat detectors
  • Dordogne oak internal doors


Kitchen

  • An allowance to select a high-quality kitchen made in Scotland by Ashley Ann, including a ceramic hob, single oven and integrated dishwasher
  • LED downlighters to the kitchen ceiling


Bathroom

  • Designer sanitary ware by Roca
  • Mains thermostatic power shower
  • Heated towel rail
  • LED downlighters
  • Choice of wet wall panels for shower enclosure walls around the bath and behind the sink to form a splash back


Exterior
